Camden Property Trust stock down from 52-week high, but surged after strong Q1 results

Camden Property Trust (CPT) is a large-cap real estate investment trust with a market cap of $12.3 billion. It owns and operates 176 properties with over 59,647 apartment homes in the United States, focusing on the Sunbelt region. CPT stock has declined 9.5% from its 52-week high but surged 5.3% after releasing strong Q1 2025 results.

Shares of CPT have slightly decreased on a YTD basis, underperforming the iShares Residential and Multisector Real Estate ETF (REZ). Despite trading below moving averages, CPT stock rose above its 50-day moving average in May. The company raised its full-year 2025 guidance, expecting core FFO per share to be between $6.63 and $6.93.

Analysts are moderately optimistic about CPT’s prospects, giving it a consensus rating of “Moderate Buy.” The stock is currently trading below the mean price target of $129.77. Compared to Essex Property Trust, Inc. (ESS), CPT has outperformed over the past 52 weeks, with ESS gaining 2.5%.
