Ventas, Inc. is a healthcare real estate investment trust based in Chicago with a $28.3 billion market cap. It boasts a portfolio of over 1,000 properties across the U.S., Canada, and the U.K., catering to the aging population’s healthcare needs.

Despite hitting a 52-week high in April, Ventas’ stock has slipped 12.1% since then, underperforming the Real Estate Select Sector SPDR Fund. However, over the past year, VTR stock has risen 24.8%, outperforming its peers.

Ventas has faced challenges with debt, acquisitions, and a struggling senior housing sector due to COVID-19. Despite this, it has managed to deliver a double-digit return by aligning its strategy with the growing aging population’s needs and shedding non-core assets.

While Ventas has lagged behind Welltower Inc. in stock performance, Wall Street has taken notice of its debt reduction and strategic focus. With a consensus “Strong Buy” rating and a mean price target suggesting a potential 20.5% rally, Ventas may be on the cusp of a turnaround.
