Sila Realty Trust has acquired two medical outpatient buildings in Southlake, Texas, for $16.15m. The portfolio includes a gastroenterology center and an ambulatory surgery center leased to GI Alliance and a joint venture with Baylor Scott & White Health. The ASC’s affiliation with Baylor Scott & White Health ensures strong operational performance and income streams for Sila.

Cardinal Health subsidiary GI Alliance, the largest gastroenterology group in the US, leases the gastroenterology facility. Cardinal Health recently secured a 73% stake in GI Alliance for nearly $2.8bn. United Surgical Partners International and Baylor Scott & White Health lease the ASC, providing quality care and outcomes for patients.

Sila Realty Trust president Michael Seton highlighted the strong institutional support and operational integration of the Southlake Healthcare Facilities as key characteristics sought in triple-net lease healthcare properties.
