Greystar and 25 other property management companies have agreed to pay over $141 million to settle a lawsuit accusing landlords of using rent-setting algorithms to drive up housing costs. Greystar, the largest landlord, would pay $50 million pending court approval. The settlement includes a stipulation to no longer share nonpublic information with RealPage.

The settlement funds will be distributed among millions of tenants. Greystar stated that the settlements will allow them to focus on serving residents and clients. RealPage, based in Texas, has denied any wrongdoing, stating that their software is used on less than 10% of rental units in the U.S. and that its price recommendations are used less than half the time.

RealPage’s software provides daily pricing recommendations for landlords. Critics argue that the software, which has access to confidential data, allows landlords to charge the highest possible rent. RealPage has maintained that the litigation is without merit and that their products have always been legal.
