Pending home sales in December 2025 decreased by 9.3% from the previous month and 3.0% year over year, according to the National Association of REALTORS®. Year-over-year pending home sales rose in the South but declined in the Northeast, Midwest, and West. Despite an increase in closing activity, new listings did not keep pace, resulting in a decrease in inventory. This decline in pending home sales could be due to limited options for buyers, as there were only 1.18 million homes on the market in December. The housing sector is still facing challenges, with further data needed to determine future trends.

In December 2025, the REALTORS® Confidence Index reported a median time on market of 39 days, an increase from the previous month. The report also showed fluctuations in the percentage of first-time homebuyers, cash sales, and distressed sales. While 31% of NAR members expect an increase in buyer traffic over the next three months, there is uncertainty about seller traffic. The index is based on a sample covering about 40% of multiple listing service data each month and serves as a leading indicator for the housing sector. Existing-Home Sales for January will be reported on February 12, with the Pending Home Sales Index following on February 19, both at 10 a.m. Eastern time.
