Americans still feel OK about the housing market, but are more worried about selling

Americans’ attitudes about the housing market improved in April despite Trump’s tariff plans causing market uncertainty. The Fannie Mae Home Purchase Sentiment Index rose to 69.2, up 1.1 points from last month. Participants grew less worried about job loss, but opinions on selling a home and mortgage rates turned more negative.

58% think it’s a good time to sell a home, down from 64% in March. Consumers are split on mortgage rate direction, with 26% expecting them to go down and 36% anticipating an increase. Job security sentiment also improved, with fewer respondents worried about job loss in the next 12 months.

Despite housing optimism, the Consumer Confidence Index fell in April, reflecting broader concerns about inflation and job prospects. The economy contracted in the first quarter, raising recession fears. However, April’s jobs report showed a resilient labor market, although hiring rates remain low.
