Small real estate investors dominated the market in 2024, making 59% of all investor home purchases, the highest share in history for those buying ten or fewer homes. They acquired 361,900 homes, up 3.7% from the previous year. Large investors hit a 17-year low in home acquisitions, making up only 21.7% of purchases.

Real estate investors accounted for 13% of home purchases last year, up from 12.7% in 2023, due to a decrease in total home sales. Investor purchases peaked at 13.3% in 2022. Investors increasingly used debt, with cash purchases dropping to 62.3%. States like Missouri, Oklahoma, and Kansas saw high investor home purchases.

Investors sold 10.8% of homes nationwide, a record high. Chief economist Daniellie Hale noted a shift in investor trends, with smaller investors leading purchases but overall investor buying activity decreasing. This trend benefits entry-level buyers who face less competition from investors. The housing market is adjusting post-pandemic, with improved inventory levels and stable home prices.
