In May, existing-home sales rose by 0.8% with a seasonally adjusted annual rate of 4.03 million, marking a 0.7% decrease year-over-year. The median existing-home sales price increased by 1.3% to $422,800. Sales increased in the Northeast, Midwest, and South, but decreased in the West. The housing market is experiencing subdued sales due to high mortgage rates, but lower rates may attract more buyers and sellers, leading to increased economic growth. Existing-home sales, including single-family, townhomes, condos, and co-ops, are based on transaction closings from MLSs. Changes in sales trends outside of MLSs are not captured. Single-family data collection began monthly in 1968, while condo data collection began quarterly in 1981. Total inventory and month’s supply data are available back through 1999.
