Compass is suing Zillow for antitrust violations regarding home listings, affecting competition in the market.

Compass, a major U.S. real estate brokerage, is suing Zillow for allegedly violating antitrust laws by conspiring to restrict private home listings. Compass claims Zillow’s “exclusionary” policy aims to monopolize the market. Zillow, with 160 million homes in its database, denies the allegations. Redfin and eXp were not named in the lawsuit.
As rising prices and mortgage rates slow home sales, the National Association of Realtors reports a 0.8% increase in U.S. existing home sales in May. However, May’s sales pace was the slowest for that month since 2009. Existing home inventory rose by 6% to 1.54 million units, a 20% increase from last year.
Compass accuses Zillow of undermining its strategy by blocking listings that are marketed off-platform for more than one day. Zillow plans to implement this ban on June 30, affecting not only its platform but also Trulia, another real estate portal it owns. The lawsuit, Compass Inc v Zillow Inc et al, is filed in the U.S. District Court, Southern District of New York.
