Pending home sales decreased by 0.8% in June from the prior month and 2.8% year-over-year, according to the National Association of REALTORS® Pending Home Sales report. Month-over-month and year-over-year pending sales declined in the Midwest, South, and West, while they rose in the Northeast. The REALTORS® Confidence Index indicates a 4% and 6% year-over-year increase in homebuyer and seller traffic. Lawrence Yun, NAR Chief Economist, noted small declines in contract signings despite an increase in market inventory. The Realtors® Confidence Index shows early indications of potential contract signings increasing moving forward.

In June 2025, regional pending home sales varied, with the Northeast seeing a 2.1% increase month-over-month and no change year-over-year. The Midwest experienced a 0.8% decrease month-over-month and 0.9% decrease year-over-year. The South had a 0.7% decrease month-over-month and 2.9% decrease year-over-year, while the West saw a 3.9% decrease month-over-month and 7.3% decrease year-over-year. The Pending Home Sales Index (PHSI) is a forward-looking indicator of home sales based on home-contract signings, with an index of 100 equaling the level of contract activity in 2001.
