Home prices and mortgage rates rising, affordability challenge persists

In April, home prices hit record highs despite rising mortgage rates and increased supply. Prices rose 6.3% year-over-year, marking the second consecutive month of substantial growth. 30-year fixed mortgage rates also spiked, reaching 7.5% in April. The housing market appears resilient, poised for a strong summer. Annual and monthly price gains are slightly slowing down, providing a potential sign of relief. However, housing market affordability remains a significant challenge, with record-high prices and a disproportionate increase in median income. For renters, prices continue to rise, with 26% higher rates than in 2020. Many households are strained by housing costs, with more than 22 million spending over 30% of their income on rent and 20 million facing cost burdens as homeowners. Additionally, insurance premiums and property taxes have surged, adding to homeowners’ financial strain. Housing prices are propped up by limited supply and high demand. Homes are selling quickly despite affordability challenges, with well-priced homes moving in just 13 days on the market. In May, inventory increased to a 3.7-month supply, slightly alleviating market pressures.
